1010. Financing secured for the mixed-use 60-story condo and apartment tower.

This month, Tony Giarratana closed on $232.2Million worth of construction financing, a senior loan from Arkansas-based Bank OZK and a mezzanine loan from New York-based Related Fund Management for the $390Million project.

Giarratana, known for redeveloping Church Street, has built more downtown condos and apartments than any other developer. With this project, he has broken his own record for his 45-storey 505 apartment and condo tower, which opened in 2018.

1010 is projected to reach heights of 750ft and will become part of the downtowns YMCA’s redevelopment project, offering 360 apartments and 140 condos, as well as 121 parking spaces reserved for the new YMCA. Expected completion is 2027, making the astounding project Giarratana's first new condos in a decade.

In close quarters will be Giarratana's 34-story Alcove apartment tower which opened in Spring 23 and the 38-story Prime apartment tower set to open later this year.

“To emphasize the scale of 1010, the $232.2 million in construction financing is the fifth largest residential construction financing closed in the U.S. over the past 12 months outside of Florida or New York, and the fourth largest residential construction financing closed anywhere in the U.S. during 2024,” Dave Hendrickson, of Walker & Dunlop, said in a release.

Surpassing the AT&T Building standing at a height of 617 feet, the development will become a standout in the skyline as the city's tallest building.
