The Projects:
Comprising a multifaceted team of real estate professionals hailing from diverse backgrounds such as architecture, construction, consulting and development, our client specializes in development ventures across various market segments. These include multifamily residences, senior living communities, mixed-use developments, hospitality establishments, office spaces, retail spaces, and educational facilities. Their wide-spanning portfolio includes buildings that have become the integral to Georgia’s cultural fabric, such as Holiday Inn and North Oak Shopping Centre.
The Role:
Our client is seeking a Director of Preconstruction who is eager to play a pivotal role in charting projects from inception all the way to completion. Within this role, the successful candidate will leverage conceptual site estimates and craft a cohesive approach that harmonizes budgetary constraints, internal coordination, and schedule alignments to seamlessly deliver each project’s overarching vision.
Responsibilities:
Spearhead guidance to the Pre-construction Team: Collaborate closely with our Virtual Design & Construction Manager, Chief Estimator, Estimator, Assistant Estimators, and Preconstruction Manager to formulate precise estimates, schedules, and essential documentation.
Uphold Rigorous Quality Standards: Oversee the quality control procedures for all preconstruction and estimation deliverables, ensuring they not only meet but surpass project, client, and company standards.
Foster Collaboration with Project Management: Forge alliances with our project management unit to devise project budgets, delineate subcontract scope descriptions, craft project schedules, and outline logistical plans.
Maintain Active Engagement: Participate in business meetings, industry gatherings, and conferences to advocate for our company and remain abreast of cutting-edge trends and technologies.
Conduct Thorough Cost Analysis: Formulate and evaluate cost models throughout the Concept, Schematic, Design Development, and Bidding phases.
Strategic Planning Leadership:Collaboratively develop pre-construction and construction schedules with proposed project executives, project managers, and superintendents for each potential opportunity.
Track Progression: Generate progress estimates at key design milestones, meticulously monitoring scope and pricing adjustments.
Lead Strategy Sessions: Take the helm during strategy meetings with the preconstruction team to ensure alignment and efficient planning.
Analyze Bids Diligently: Manage the analysis of subcontractor and vendor bids, offering recommendations grounded in scope, risk evaluation, and cost analysis.
Qualifications:
Educational requirements include: 4-year construction management, environmental design, architecture, or engineering degree (or equivalent)
Experience requirements: Five (5) years’ experience as senior estimator for a commercial or multifamily builder and over ten (10) years of overall experience in estimating or project management as well as involvement of projects being built.
Certifications + Licenses:
· OSHA 10 certified
· Valid driver’s license and safe driving record
· LEED Green Associate certification (preferred)
Technology Requirements:
· Strong level proficiency in MS Word, MS Excel, Power Point & MS Project
· Strong level proficiency in MS Outlook or equivalent
· Strong level proficiency in ProCore or equivalent
· Strong level proficiency in On Screen Estimating tools
· Strong level proficiency in Estimating tools such as Timberline, MC2, ProEst or equivalent
· Proficiency in use of Smart Phones and Tablets including taking and sending photographs, voice memos, accessing cloud-based document storage, communicating via email, adding, and managing attachment.
